Black Horse Run has Covenants (link included under the ACC tab) that will help guide homeowners who are thinking of making improvements to houses and other property elements. Homeowners should seek out ACC approval if they are planning any of the following projects:
Please be aware that as part of the review and approval process the ACC may need to visit your property to access the project. We will call or email you to set up a convenient time. Please note that this may delay the approval process. Please submit this information, either hard copy or email, to the BHR Clubhouse Office.
If a waiver or variation to the covenants or guidelines is needed please review the following guidelines:
- Homeowner submits a written waiver request explaining the reason for the exception.
- Include a site plan or survey showing the proposed project and the requested variance.
- The ACC evaluates whether the request:
- Is a minor and reasonable deviation.
- Is consistent with the intent of the covenants and neighborhood standards and aesthetics.
- Does not create a significant impact on adjacent properties.
- Neighbor input may be requested by the ACC for waivers that could materially affect adjacent properties.
- All waiver decisions are made on a case-by-case basis and do not establish precedent for future requests.
