Notice of Annual Meeting Saturday, December 20th, 2025 at 9:00 A.M. TO: The Members of the Black Horse Run Property Owners' Association: Notice is hereby given that an Annual Meeting of the Black Horse Run Property Owners' Association, Raleigh, Inc., has been called by the Board of Directors to be held at the clubhouse located at 11701 Black Horse Run, Raleigh, North Carolina, on Saturday, December 20th, 2025 at 9:00 A.M. for the purpose of considering and voting* on the following matters, and other business that may come before the membership: A. To elect four (4) members to the Board of Directors for the term of two years each. * Please note that in order to vote, members must be current on payment of Property Owners' dues. Ballots will be turned in on December 20th at the meeting. ** If you are unable to attend the meeting on December 20th, please ensure your proxy is submitted no later than 9:00 AM on December 20th, using one of the following methods:

Nominees for the Black Horse Run Board of Directors
Andy Deininger
We have been in BHR for 9 years and are in our second home in the neighborhood.
My four children have all been on swim team and are active in the community. I served 3 years on the board and was part of several projects including the pool renovation and pasture improvements. We were able to leverage funds available from Wake County to improve our community space without incurring costs to property owners.
I would like to try another project with Wake County to improve our pond area and possibly address some of the failing culverts. We are an equestrian family and have had horses in the community barn and on our property. I aim to maintain the beauty of our equestrian properties as it is a unique asset.
I am keenly aware of rising costs in maintaining our neighborhood and will do whatever I can with the other board members to keep our costs down.
John Herndon
My name is John Herndon, and my wife and I have proudly called Black Horse Run home for more than 32 years.
As a retired professional with a background in sales and real estate, I bring a strong understanding of property values, community development, and effective communication.
We’ve raised our two children in this neighborhood, and now our six grandchildren visit often and make full use of our wonderful community resources-reinforcing my belief that Black Horse Run is truly an exceptional place for multigenerational families.
I previously served on the HOA Board and would welcome the opportunity to serve again, offering long-term perspective, steady leadership, and a commitment to protecting the character and quality of our community.

I heard we were a little short of board members this year, so I am willing to step forward and volunteer to help our great community! Normally I would not put my name forward as my husband (Curt) and I have only lived here for 4 years. However, we moved here specifically for the equestrian community and we love it here, so we want to help as needed.

Hey, all! My name is Kevin Mann, and I've been a resident of our bucolic neighborhood for ten years. Some of you may remember me as the neighbor that spearheaded the effort to bring natural gas to our neighborhood in 2015.
I've greatly enjoyed being a part of this community.
Now I want to join the board and work to keep Black Horse Run an amazing place to live. I live with my wife, Rebecca, and our son, Aidan, in Black Horse Run West.
Mark Tesoriero
My wife, Julie, and I have been proud residents of Black Horse Run for 28 years, where we’ve enjoyed raising our three children.
Over the years, I’ve focused on enhancing our community’s curb appeal and functionality. I was actively involved in clubhouse renovations, playground installation, tennis court improvements, and landscaping around the courts. I also contributed to barn upgrades for plumbing and siding, ran the social committee, and supported the swim team's concession.
Building & Grounds has always been my specialty, and I’m passionate about maintaining and improving the spaces that make our neighborhood such a great place to live.
My vision for the future is to ensure our amenities remain safe, attractive, and well maintained while exploring cost-effective improvements that enhance both beauty and usability. I believe in fostering a community where every resident feels proud of our shared spaces and confident that they are cared for with long-term sustainability in mind.
